Façade and access works for owners corporations.
Rope access lets owners corporations rectify façade defects, balcony issues, water ingress and cladding without scaffolding the building. Less scaffold cost, less resident disruption, less time on programme — and a defect register that closes out properly.
The scopes that land on OC agendas.
Most OC façade work falls into a handful of recurring categories — and most of them are well-suited to rope access:
- Water ingress — investigation, source identification, sealant renewal, flashing reinstatement. Often diagnostic rope-access first, then remedial.
- Balcony defects — balustrade issues, balcony soffit detail, screening, drainage rectification.
- Façade defects — sealant failures, panel movement, edge detail issues, glass replacement, cleaning programmes.
- Combustible cladding (CSV programme) — for buildings caught in Victoria's cladding-rectification programme, rope-access removal and non-combustible replacement.
- Height-safety renewals — anchor-point recertification, BMU reviews, façade-access system updates.
For most of these, the comparison isn't rope vs scaffold — it's rope vs months of scaffold-wrapped building, lost rentals from blocked balconies, and a re-occurring strata levy to pay for it.
Less scaffold, less disruption, less strata levy.
Scaffolding an occupied residential tower is expensive (scaffold rental + access permits + neighbouring impact) and intrusive (residents lose balconies, retail loses frontage, body corp pays for the privilege). Rope access avoids almost all of it:
- No scaffold rental or scaffold-erection costs.
- No occupied-balcony loss while works run.
- Minimal street-level impact — no encroachment permits, no pedestrian gantry.
- Shorter timelines — rope crews mobilise in days not weeks.
- Cleaner handback — the building looks the same the day after we leave as it did before we started.
Rope access doesn't suit every job — high-volume sustained façade rectification might still want a BMU or scaffolding. But for the kind of targeted, programmed and reactive work most OCs commission, it's typically the best-value option.

Common questions.
How do you quote an OC scope?
Site visit for diagnostic, scope walk and pricing — typically free for buildings within our service area. We provide a fixed-price or schedule-of-rates proposal with the credentialing pack attached so committee approval is a single decision rather than a multi-meeting process.
Do you carry insurance the OC committee can rely on?
$20M Public Liability cover — well above typical OC requirement. Certificate of currency provided as part of the quote pack.
How disruptive is rope access in an occupied tower?
Minimal. Residents are notified ahead of works, balcony access remains in their control during off-work windows, and the only visible presence is a rope-access crew on the façade during work hours. No scaffold, no balcony lockouts, no street-level impact.
What hours do you work?
Standard work hours align with strata by-laws — typically 7:30 am to 5:30 pm Mon–Fri, with Saturday work for emergency or short-window scopes. Out-of-hours work is available where required for resident impact reasons (e.g. retail tenant requirements).
