One façade contractor across your whole portfolio.

Programmed preventative maintenance and fast reactive call-outs for commercial and residential portfolios — delivered by rope access, with photo-evidenced defect registers and close-out documentation your building owners will accept. One contractor, one rate card, minimal tenant disruption.

The portfolio problem

Managing façades across many buildings is its own headache.

Running a portfolio means juggling a different contractor for every building, re-quoting and re-inducting each time a defect appears, and chasing paperwork after the job is done. Façade work makes that worse — scaffold lead times, access permits and trade coordination turn a small repair into a managed project.

We exist to take that off your desk. A single rope-access contractor who already knows your buildings can move on a leaking joint, a loose panel or a programmed clean without you re-running the whole procurement loop:

  • One point of contact across the portfolio — not a different number for every site.
  • Pre-loaded access plans so reactive work mobilises in days, not weeks.
  • Consistent documentation in the same format on every building, every time.
  • Predictable rates under a schedule-of-rates arrangement, so budgeting is straightforward.
Programmed + reactive

Preventative maintenance, plus fast call-outs when something fails.

The cheapest façade defect is the one caught before it becomes water ingress. We run programmed preventative maintenance — sealant and flashing inspections, façade cleaning cycles, height-safety renewals — so small issues are found and fixed on schedule rather than discovered by a tenant complaint.

When something does fail unexpectedly, the reactive side kicks in. Because we already hold the access plan and credentials for your sites, a rope-access crew can be on the building quickly without the scaffold-and-permit lead time a one-off contractor faces:

  • Scheduled inspection and maintenance rounds across the portfolio.
  • Rapid reactive response for leaks, loose elements and storm damage.
  • Make-safe first, then a costed remedial scope — no surprises.
  • Works planned around tenancy requirements and trading hours.

Rope access isn't right for every scope — sustained, high-volume rectification may still want a BMU or scaffold. But for the inspection, maintenance and targeted-repair work that fills a property manager's year, it's faster, cheaper and far less disruptive.

Documentation

The evidence trail your building owners expect.

Property managers answer to owners, committees and auditors. The job isn't finished until the paperwork proves it was done properly. Standard pack on every job:

  • Photo-evidenced defect register, maintained in a consistent format across the portfolio.
  • Before-and-after photographic record for every rectified item.
  • Daily diaries and a completion report at close-out.
  • Façade inspection reporting where diagnostic work is required — see our façade inspection reports service.
  • Compliance and credentialing pack so contractor approval is a single sign-off.
FAQ

Common questions.

Can you cover a portfolio of buildings under one arrangement?

Yes. We set up schedule-of-rates arrangements across multiple sites so you have one contractor, one rate card and one point of contact for your whole portfolio. Programmed and reactive work both run off the same agreement, which removes the re-quoting and re-inducting overhead every time a new defect appears.

How fast can you respond to a reactive call-out?

For sites already on our books the access plan, SWMS and credentials are pre-loaded, so we mobilise a rope-access crew far faster than a scaffold-based contractor — usually within days for non-urgent reactive work, and faster again for make-safe. No scaffold lead time, no encroachment permits.

What documentation do building owners receive?

Every job closes out with a before-and-after photo record, an updated defect register, daily diaries and a completion report. That gives you the evidence trail to satisfy building owners, committees and auditors without chasing us for paperwork after the fact.

How do you keep tenant disruption to a minimum?

Rope access means no scaffold, no gantry and no loss of car-park or frontage. Crews work off the roof, tenants keep their balconies and floor space, and we schedule noisy or intrusive tasks around tenancy requirements and retail trading hours.

Do you provide compliance and credentialing packs?

Yes — site-specific SWMS, certificate of currency for $20M Public Liability, technician certifications and inductions are supplied up front so your contractor-approval process is a single sign-off rather than a back-and-forth.
