Façade cleaning & pressure washing, Melbourne.

Rope-access pressure washing for high-rise cladding, render, concrete and masonry — restore the look of the building safely, without scaffold, and pick up façade defects while we're up there.

A clean façade, and a check-up

Pressure wash the whole façade — safely.

Grime, pollution, salt and organic growth dull a building and, left long enough, eat into render, concrete and coatings. 360 Access pressure washes high-rise façades by rope access — cladding, render, concrete, masonry and stone — reaching every elevation without scaffold or road closures, with standby rescue on every site.

Because our technicians are façade specialists, a clean is also a free set of eyes on the building: we can flag failing sealants, cracked panels or loose fixings as we go, so pressure washing slots neatly into a maintenance program rather than being a standalone cost.

The right pressure for the surface

High-pressure where it's needed, gentle where it isn't.

Not every surface wants the same machine. We match the method to the finish — high-pressure water to strip carbon film, traffic grime and salt from hard render, concrete and masonry; lower-pressure soft washing for coated panels, painted render and delicate finishes that aggressive cleaning would damage. The goal is a façade that looks restored, not stripped.

On occupied and street-fronting buildings we work clean: managing over-spray and run-off, protecting entries and pedestrians below, and scheduling around the building's hours. It's pressure washing delivered as a façade trade — not a driveway job — and it pairs naturally with concrete remediation when cleaning uncovers damage underneath.

Washdowns & programmes

Building washdowns & façade pressure washing.

A building washdown treats the whole external envelope, method-matched surface by surface: soft washing for painted render, coated panels and delicate finishes; controlled pressure washing for bare render, precast concrete and masonry; panel-safe detergents and rinsing for ACP and metal cladding so coatings and sealant joints come through intact; and a clean-water finish on glass and frames. One crew, one mobilisation, every elevation.

Washdowns do their best work as a recurring programme rather than a one-off rescue. Grime, salt and organic growth build predictably with exposure, so most buildings settle into an annual or twice-yearly washdown cycle timed against the façade maintenance calendar — the clean lands in the same mobilisation as sealant checks and defect flagging, and the façade never gets far enough gone to need aggressive treatment.

A washdown also isn't window cleaning. Window cleaning covers the glass and frames only, on a shorter presentation cycle; a washdown covers every surface on a longer asset-protection cycle. Plenty of buildings run both — windows quarterly, washdown annually. We deliver the washdown and pressure washing; we don't offer window cleaning, and for that we recommend NL Services (view on Google).

Common questions

Façade cleaning & pressure washing FAQs

Do you pressure wash building façades by rope access?

Yes — our rope-access technicians pressure wash cladding, render, concrete and masonry at any height on rope, reaching the whole façade without scaffold and with standby rescue on every site.

What can pressure washing remove from a façade?

Pollution and traffic film, salt, dirt and organic growth like mould, algae and lichen — the build-up that dulls a building and, over time, damages render and coatings. We match the pressure to the surface so the finish is cleaned, not stripped.

Can cleaning be combined with maintenance?

Yes — and it often should be. While we're on the façade we can inspect sealants, panels and fixings and flag defects, so a clean doubles as a condition check.

How often should a building façade be cleaned?

It depends on exposure, location and finish — many commercial and high-rise buildings clean once or twice a year, with street-fronting areas more often. We can recommend a cycle for your building.

What's the difference between a building washdown and window cleaning?

Window cleaning covers the glass and frames on a short presentation cycle; a building washdown treats every façade surface — render, precast, cladding and glass — on a longer cycle that protects coatings and sealants. We deliver building washdowns and pressure washing; we don't offer window cleaning, and for glass-only programmes we recommend NL Services (view on Google).
