Balcony waterproofing, Melbourne apartments.
Balconies and terraces often leak into the unit below long before the membrane looks broken. We find the failed detail by water testing and rope access, then give the owners corporation a scope it can take to committee: a local repair at the penetrations and thresholds, or a strip and relay with a new membrane.
The water usually gets in at the door and the posts.
Most balcony leaks follow the same pattern. The tiles look fine and the middle of the floor looks sound, but the water still reaches the unit below. It comes in at the details: where the membrane meets the door threshold, a tile bed that has been wet for years, and the penetrations for hobs, waste outlets and balustrade posts.
Over time that shows up as drummy tiles that sound hollow underfoot, cracked grout, and staining or efflorescence on the soffit or ceiling below. A patch below is a poor guide, so the investigation starts on the balcony. For the wider picture, see our guide to water ingress in Melbourne buildings, and our guide to façade sealant failure for the joints around penetrations.
Water test first, then scope.
We investigate balconies the way we investigate any façade leak: the cause is proved before anything is priced. Each suspect area is wetted in a controlled way and watched from below, with a second person checking the unit inside. It's the same method as our water ingress investigation service.
We check:
- Door thresholds. Membrane turn-up, termination and falls away from the door.
- Tile bed and falls. Drummy tiles mapped and falls to the outlet checked.
- Hob and waste penetrations. Flanges, clamping rings and the sealed joints around them.
- Balustrade posts. Each post through the membrane is a possible path into the slab.
- Soffit and slab edge. Staining, cracking and efflorescence underneath, checked from the rope.
Local repair or strip and relay: the test decides.
Once the entry points are proven, there are two realistic scopes. We quote both where the investigation supports it.
- Local membrane repair. The sound membrane stays. We rebuild the failed thresholds and penetrations, and any water-logged tile bed. It's the right answer when the failures are at details, and it only holds if the test has found every failed detail.
- Strip and relay. Tiles, bed and membrane come off, the falls are reset, and a new membrane is laid and re-tiled. It's the right answer when the membrane has failed across the floor, the bed is saturated through, or the falls are wrong.
The scope names what it covers and what it leaves out. A committee needs both: what is being fixed, and what has been left out on purpose.
Rope access to the balcony face and soffit, without scaffold.
Scaffolding a multi-level building for balcony work is slow and expensive, and it can close a footpath or entry for weeks. Our technicians rope in from anchors on the roof or a higher level to reach the balcony face, the underside and the balustrade posts from outside.
Balcony surface work is reached through the apartment, so the building manager arranges access with the residents.
Check who is responsible before you commit.
Whether a balcony is common property or part of a lot depends on the plan of subdivision and the owners corporation's rules. Generally, under the Owners Corporations Act 2006 (Vic), the owners corporation maintains common property and the lot owner maintains the lot. A leak that damages common property or another lot can still bring the owners corporation in, so check the plan and rules before assuming who pays.
Our report is written for that decision: photographs of each failed detail, the test sequence, the entry points proven, the scope options, and the parts found sound. It's the record a committee can table and file. It doesn't decide liability.
Balcony Waterproofing FAQs
How do you find which balcony is leaking?
We water-test the suspect balcony by zone while someone watches the unit below. A leak that appears under controlled testing proves the path. Where two balconies could feed one stain, we test them one at a time.
Do you need access inside the apartment?
Usually, yes. The observer checks the unit below during the test, and some balcony work needs the balcony reached through the unit. The building manager arranges access with the residents.
Can you repair one balcony without redoing the rest?
Yes, when the test shows the failure is confined to details. If the membrane has failed across the floor, a local repair only moves the leak, and we'll recommend strip and relay instead.
Is scaffold needed for balcony repairs?
Usually not for the face, soffit and balustrade posts, which we reach by rope access. Surface work is done from the balcony itself, and exclusion zones go up where the site needs them.
Who pays, the owners corporation or the lot owner?
It depends on the plan of subdivision and the owners corporation rules. Send us both and we'll point out which parts are common property before the committee commits.
